Cheyne Capital closed its ninth European real estate debt programme at £3bn across the main fund and adjacent vehicles. More than half the capital — representing 73 loans — has already been deployed, marking an unusually swift deployment pace for a real estate debt fund at this stage of the cycle. The fund continues Cheyne's focus on senior and mezzanine lending across European property markets, a strategy the firm has run since 2012.
The deployment speed is the story. Real estate debt funds typically take 18–24 months to reach 50% deployment, but Cheyne hit that mark during or shortly after the fundraising period. That pace suggests one of two dynamics: either the fund closed quickly and deployed into a pipeline already lined up, or borrowers are accepting terms that make deals pencil faster than usual. The £3bn size represents modest growth from prior vintages — Fund VIII raised approximately £2.5bn in 2021 — which keeps the fund within the deployment capacity of Cheyne's existing origination infrastructure.
The question is whether that pipeline was opportunistic or defensive. European real estate debt has seen widening bid-ask spreads since 2022 as interest rate volatility stalled transactions, but 2024 brought renewed lending activity as borrowers refinanced maturing debt ahead of a 2025–2026 maturity wall. If Cheyne's 73 loans skew toward refinancings rather than new development or acquisitions, the portfolio may carry less construction or lease-up risk but also tighter spreads. The deployment speed could reflect disciplined selectivity in a target-rich environment — or it could mean the fund is capturing the easier deals before the maturity wall tests loan-to-value discipline in earnest.
