The $2bn already committed puts Townsend's current vehicle in range of Lexington Partners' $3.4bn real estate secondaries fund that closed in late 2023, and ahead of Ares Management's $1.8bn real estate secondaries close in early 2024. Both comparables suggest LP appetite for real estate secondaries has held despite broader fundraising headwinds—buyers with established track records and deal flow continue to attract capital. The $3bn target would make this Townsend's largest real estate secondaries raise to date, a meaningful step-up that reflects both the firm's deal pipeline and the market's pricing expectations.
The question is whether the secondary market for real estate has priced in enough downside. Townsend and peers are buying into portfolios valued during a period of elevated interest rates and uncertain exit timelines. If the market stabilises and exits accelerate over the next 18 months, these vehicles capture the spread. If valuations reset further, the buyers bear the mark.
